These include the following changes to uses for the 1-1 Industrial District Table <br /> 156-A.1 in the Zoning Code: <br /> • "Automobile and motorized equipment sales and service, excluding salvage operations" <br /> o Add as "C" (Conditional use) in 1-1 <br /> o This use is currently a Conditional use in the B-1 district, but it is not permitted in 1-1, <br /> although it is a use that makes sense in the industrial district. <br /> • "Building supply sales and storage yards" <br /> o Add as "C" in 1-1 <br /> o This use is currently a Conditional use in the B-1 district, but it is not permitted in 1-1, <br /> although it is a use that makes sense in the industrial district. <br /> • "Car washes" <br /> o Add as "P" (permitted) in 1-1 <br /> o This use is currently a Permitted use in the B-1 district, but it is not permitted in 1-1, <br /> although it is a use that makes sense in the industrial district. <br /> • "Non-Retail (bulk) Fuel Sales" (a new use) <br /> o Add as "C" in 1-1 <br /> o This use is currently not listed in the Zoning Code, but it is a use that is allowed in <br /> other cities' codes and makes sense in the industrial district. <br /> • "Retail sales and service, but excluding adult-oriented businesses, limited to no more than <br /> 10%of the building floor area but no more than 5,000 square feet" (a new use) <br /> o Add as "C" in 1-1 <br /> o The retail sales and service use is currently a Permitted use in the B-1 district, but it is <br /> not permitted in 1-1, although it is a use that makes sense in a limited way in the <br /> industrial district. We do not want large retail uses in the industrial district creating <br /> customer traffic and conflicts with truck traffic, but a limited amount would be <br /> acceptable.
