I <br /> April 2, 2019 <br /> Centerville Planning &Zoning Commission <br /> Page 7 of 7 <br /> B-1 &1-1 Zoning,Commerce Drive <br /> Findings of Facts-Zoning Code Text Amendments <br /> 1) "Automobile and motorized equipment sales and service, excluding salvage operations" is <br /> a reasonable and appropriate use for an industrial zoning district, but as a Conditional use, <br /> so that the City may review specific proposals and attach reasonable conditions. <br /> 2) "Building supply sales and storage yards" is a reasonable and appropriate use for an <br /> industrial zoning district, but as a Conditional use, so that the City may review specific <br /> proposals and attach reasonable conditions. <br /> 3) "Car washes" is a reasonable and appropriate use for an industrial zoning district as a <br /> Permitted use. <br /> 4) "Non-Retail (bulk) Fuel Sales" is a reasonable and appropriate use for an industrial zoning <br /> district, but as a Conditional use, so that the City may review specific proposals and attach <br /> reasonable conditions. <br /> 5) "Retail sales and service, but excluding adult-oriented businesses" is an existing use in the <br /> Zoning Code. It is a reasonable and appropriate use for an industrial zoning district, but in a <br /> limited way, so that there are not large retail uses in the industrial district creating customer <br /> traffic and conflicts with truck traffic.
