The <br /> proposed building is 25,000 square feet, with 15,000 of that area devoted to Midwest Best Water, <br /> the remained in two spec spaces of 5,000 square feet each. A floor plan of the build-out of the <br /> other spaces has not yet been submitted, so the parking required could be anywhere from 50 to <br /> 75 spaces. The project proposes 52 parking spaces for the 25,000-sq-ft building, or about <br /> 2.1/1,000.A reduction in the parking requirement can be approved within the CUP process. <br /> Exterior Building Materials <br /> The Zoning Code stipulates that "Industrial buildings are required to be constructed of brick, <br /> decorative block or approved textured masonry product."The building is proposed to be built of <br /> precast concrete panels, as illustrated in the partial elevation below. The exposed aggregate <br /> precast concrete panels have been interpreted to meet this definition.
