Memorandum <br />DATE: June 18, 2019 <br /> <br />TO: Centerville Planning and Zoning Commission <br /> <br />FROM: Phil Carlson, AICP, Stantec, Senior Planner <br /> <br />RE: Centerville Storage, Conditional Use Permit <br />th <br />Avenue between Commerce Drive and Center Street <br />20 <br />BACKGROUND <br />Centerville Storage has applied for a <br />Conditional Use Permit to build a four- <br />building mini-storage facility on a vacant <br />th <br />site on 20 Avenue between Commerce <br />Drive and Center Street (no address <br />assigned). The site is zoned B-1. “Mini- <br />storage” was recently added to the Zoning <br />Code as a Conditional Use in the B-1 <br />District. <br /> <br />PLANNING ISSUES <br /> <br />Existing Land Use <br />The proposed site is vacant and surrounded <br />on three sides – north, east, and south – by <br />other vacant or occupied commercial and <br />industrial land. To the west is the single <br />family neighborhood on Eagle Trail. <br /> <br />Proposed Project <br />th <br />The project proposes four buildings on site with a single driveway access to 20 Avenue. There are <br />paved driveways around all buildings on all sides. An existing wetland at the rear of the site is <br />preserved and storm ponds added. The site will be fenced with a chain link security fence and <br />gated at the driveway entrance with security code needed to enter. <br />3 <br /> <br />
