Green Space and Landscaping <br /> <br /> Commercial sites are required to have at least 10% of the lot area in green space, which <br />this site provides – almost 40% green, due mostly to the wetland and ponding area in the <br />rear. <br /> <br /> Commercial parking lots are required by code to have 3 percent within the parking area <br />“landscaped with grass and shrubbery and other approved ground cover.” The site plan <br />does not provide this, as the paving goes right up to the edges of all buildings. This is an <br />aspect of this plan that needs to be revised, which may require reducing building size. <br /> <br /> Commercial uses are required by Section 156.178 of the Code to landscape the site, <br />including: <br /> <br />o One overstory tree for every 3,000 square feet of site area, including 1 tree for every <br />50 feet of boulevard. The site is about 125,000 square feet in area with 435 feet of <br />street frontage. This requirement translates to 41 overstory trees, of which 9 would <br />be boulevard trees; and <br /> <br />o One foundation planting for every 10 lineal feet of building and perimeter of <br />parking area. <br /> <br /> No landscape plan has been submitted as of this writing but is expected soon. <br />Requirements are illustrated below. <br />4 <br /> <br />
