May 21, 2019 <br />Centerville Planning & Zoning Commission <br />Page 5 of 6 <br />Residential Driveways, Vehicle Parking & Storage <br />prevent the drainage of the water onto adjacent properties or walkways. The <br />owner of any parking or loading area shall maintain the area in good condition <br />without holes and free of all dust, trash and other debris. Parking and access drives <br />shall be located a minimum of five feet from any property line. Parking spaces shall <br />be a minimum of nine feet wide and 18 feet deep. <br /> <br />7)Revise 156.166(L) to clarify that it deals with driveways and that it applies to all zoning <br />districts, including single family residential districts: <br /> <br />a.(L) Driveway Aaccess. All off-street parking areas in all zoning districts including <br />residential districts shall have access from driveways rather than from public streets, <br />and except by conditional use permit, the driveway access shall be limited to a <br />maximum of 24 feet in width at the curb line. In the R-1 district the minimum width <br />shall be 8 feet. <br /> <br />8)Add a new item 156.166(M) Permitted driveways for residential uses to clarify the <br />requirements for this term: <br /> <br />(M) Permitted driveways for residential uses. A permitted driveway for any <br />residential use: <br />(1) Shall be a minimum of 8 feet and a maximum of 24 feet wide at the <br />right-of-way line; <br />(2) Shall be a minimum of 18 feet deep; <br />(3) Shall be located a minimum of five feet from any property line, including <br />roadway right-of-way or roadway easement; <br />(4) May include a paved parking or turnaround area not more than 8 feet <br />by 18 feet adjacent to a driveway connecting a roadway to a garage or <br />front yard. <br />(5) May not include more than one driveway connection from a public <br />roadway into a single family residential lot. Driveway connections for multi- <br />family uses will be reviewed in the site plan review process. <br /> <br /> <br /> <br />
