STORMWATER/WETLAND <br />Storm Water Capital Improvement Plan and Rate Study <br />Much like the need for a Parks fund, a well thought out capital improvement plan and <br />maintenance regimen is important in establishing a credible charge. Early in the new <br />year, we will explore closing the loop on this issue. <br />Local Water Plan <br />A draft of the Local Water Plan will be presented by our consulting engineer at this <br />meeting. We will not look to adopt the plan at this time, so that Council has a reasonable <br />period to review the documents. After receiving comments from the City Council, we <br />will revise the plan, prior to submittal to the Rice Creek Watershed District. The <br />deadline for submittal is June of 2018. <br />ECONOMIC DEVELOPMENT/PLANNING <br />st <br />United Properties’ 21 Ave. Distribution Center Developer’s Agreement Fulfilment <br />A Letter of Credit (LOC) has now been received, from United Properties for the overlay <br />of Fairview Avenue. This means that United Properties has now fulfilled all of its <br />st <br />obligations under the developer’s agreement for 21 Avenue. <br />Peltier Estates <br />The developer and builder continue to negotiate with each other on the details of the <br />developer’s agreement and project costs. We are working with both to find economical <br />solutions to help move the project forward. To date, the developer’s agreement has not <br />been signed, nor any securities posted. <br />Ruffridge Johnson <br />The sale of city owned property from the Commerce Drive Business Park to Ruffridge <br />Johnson (RJ) Equipment Company appears to be moving forward. A meeting with RJ <br />th <br />representatives, including owner, Jon Pederson, was held on January 10 to discuss the <br />status of project approvals, permits and other logistics. On the City Council agenda are <br />two items needed to keep the project on schedule: Rice Creek Watershed District <br />Stormwater BMP Maintenance Agreement and a Conditional Use Permit. <br />rd <br />The current project timeline has a closing date on the sale of the property for April 3. <br />Due to the terms of some of the financing and tax incentive mechanisms being used, <br />construction of the project will proceed quickly after the sale of the property, with <br />completion in September of this year. <br />SEWER AND WATER <br />Lift Station 2 Rehabilitation <br />Contracts have been drafted and sent to the contractor for execution. <br /> <br />
