CENTRA HOMES L,c <br />A proposed private alley will be constructed that will allow for residents and visitors to access Sorel <br />Quarter homes from Sorel Street and Heritage Street. The alley will concentrate all parking off of public <br />streets, and allows for rear -access of the new townhomes. <br />Open Space and Natural Amenities: <br />While Sorel Quarter PUD proposes a high -density urban site, the project is also designed to maximize the <br />green and natural space possible. In total, approximately 27% (just under 0.5 Acres) of the site will <br />remain open space. The majority of open space is concentrated surrounding the public trail at the <br />Western half of the site, and will be sodded and irrigated. A mix of 23 new overstory and ornamental <br />trees will be installed around the property perimeter - lining the public frontages in order to provide <br />natural beauty and organically blend viewsheds into the surrounding neighborhoods. Beautiful, full <br />gardens with a heavy mix of shrubs, evergreens, grasses, and perennials planted around and between <br />structures will add color and texture to soften the built environment and create visual relief throughout <br />the site. <br />Target Demographics and Price Points: <br />- Target (estimated) baseline sales price: starting from $290,000 - $330,000+ <br />- Target Demographics: <br />- The target market includes a range of buyers who are seeking an affordable, new <br />construction, low -maintenance, owned home. <br />- Townhomes appeal to buyers who seek a walkable, connected experience to their <br />hometown and surrounding amenities (outdoor recreation and parks, restaurants and <br />retail, schools and services). <br />- Example target buyers could include: <br />- First-time home buyer (a step from renting to ownership) - often single <br />professionals or young couples and families. <br />Single -parent households. <br />Veterans and military personnel/active-duty families. <br />- Empty nesters looking to downsize. <br />Lifecycle housing: Sorel Quarter proposes a new housing product that is underserved in this <br />community. By expanding home types available in the City, the project provides benefits to both <br />new and existing residents who are seeking alternative ownership options but wish to enjoy and <br />remain in Centerville. <br />OWNERSHIP & LONG-TERM MAINTENANCE <br />All of the homes at Sorel Quarter are for -sale units that will be sold individually to home buyers.
