CENTRA HOMES L,c <br />Ultimately the HOA will be owned by and the board will be composed of project residents. At project <br />start Centra Homes will hire a professional management firm to manage the HOA. <br />The HOA will cover activities including: <br />- Maintenance and ownership of open space <br />- Lawn maintenance and irrigation <br />- Landscaping maintenance <br />- Snow removal from private driveways and private walkways <br />- Exterior maintenance of townhome units <br />- Professional management <br />PROPOSED SCHEDULE AND PHASING: <br />The project proposes to begin construction in spring 2022, which includes mass grading, utility <br />installation, and private street construction in order to deliver "pad -ready" sites. <br />Following land development completion, each of the 4- and 5-plex buildings will be constructed in a <br />sequential manner. The intent is to start construction of the first building (Block 1, Lots 1-4) as soon as <br />the infrastructure construction will allow, and the required approvals are obtained. As homes begin to <br />sell in building 1, Centra will begin construction of building 2 (Block 1, Lots 5-9). Building/Home <br />construction will continue in this pattern - focusing on completion of the Eastern lots lining Centerville <br />Road, followed by the Western lots facing the public trails. <br />We intend to finish construction of no less than 13 townhomes within 12 months of closing on the land <br />purchase. Within 24 months of closing, we intend to finish construction of all 26 units. <br />PLANNED UNIT DEVELOPMENT <br />We are proposing a Planned Unit Development (PUD) for this project. Our intent throughout the iterative <br />and collaborative design of the project has been to remain consistent with the vision and guidelines set <br />forth in the Downtown Master Plan and Mixed Use Neighborhood District (M-2) zoning. <br />in order to find balance between physical site constraints, maximize efficiency in site layout and <br />infrastructure costs, and to achieve the desired density, we are requesting PUD flexibility to implement <br />the proposed design. <br />Centra Homes - Preliminary Plat + PUD Application: Sorel Quarter, Centerville 5 <br />
