The proposed use needs B-1 zoning to operate with its <br />storage yard for materials and supplies. <br />Surrounding uses include Rumble Motor Sports (motorcycle sales and service) to the west, ADL <br />Auto Repair, and Noble Welding & Manufacturing to the east, none of which are typical Main <br />Street retail uses. Across the pond to the south is the City's industrial park. Across Main Street to the <br />north is MidWestOne Bank, the future Kwik Trip gas station, and a vacant commercial site in the <br />Rehbein Commercial plat, all of which are zoned B-2. <br />The portions of the zoning map below show what the pattern of zoning in the area is now and <br />what it would be if the requested rezoning from B-2 to B-1 is approved. <br />Existing Zoning <br />R2 <br />SITE ISSUES <br />• Soil Correction <br />The applicant notes that there are "subsurface environmental conditions" on the east lot <br />that make it difficult and expensive (or unlikely) that a building could be built on that lot. <br />Therefore, its use as outdoor storage and parking is logical and reasonable at this time. <br />• Lot Depth <br />As noted above, the parcels are deep north -south, about 585 ft total with about 450 ft of <br />usable space north of the pond. This is fairly deep for typical retail lots and much deeper <br />than many of the other B-2 lots on Main Street. Smaller retail sites typically rely on close <br />visibility and access, making it less likely that a site this deep could attract a small retail use. <br />Design with community in mind <br />
