5 <br />November 1, 2021 <br />Centerville Planning & Zoning Commission <br />Page 3 of 6 <br />RE: Shingle Creek Capital, LLC - Updated Information <br />Building Conditions (Exterior) <br />The Building Conditions (Exterior) graphic (below) has a sketch of the proposed improvements to <br />the front of the building facing Main Street, noting a new awning, signage over the entry facing <br />Main Street, downcast lighting, entry landscaping, and accent paint to establish the tenant's <br />identity. The graphic is short of details but provides a bit more than a verbal description. <br />Sign. <br />9 <br />Buffer Concept Plan <br />The Buffer Concept Plan sketch <br />(right) is a sketch rendering of the <br />view from Main Street to the site, <br />showing a 2-3-ft berm planted with <br />spruce trees for screening in front of <br />the proposed security fence. <br />As noted in the 11-2-21 report, the <br />zoning code requires outside <br />storage to be "completely <br />screened from adjoining properties <br />and rights -of -way". The proposed <br />landscaping only partially <br />accomplishes this on the Main <br />Street side. For full screening, a <br />double row of evergreen trees <br />planted 10-15 ft apart (depending <br />on species and spread) should be <br />provided, or an opaque fence. <br />Design with community in mind <br />
