November 10, 2021 <br />Centerville City Council <br />Page 2 of 12 <br />RE: Shingle Creek Capital, LLC Ï Rezoning and Conditional Use Permit <br />PROPOSED PROJECT <br />The proposal by Shingle Creek <br />Capital would use the existing <br />41,000-sq-ft building on the west lot, <br />converting it for use by the building <br />supply company, as illustrated at <br />right. The front of the building would <br />have a small retail showroom and <br />the rest of the building would be <br />used as warehouse space for the <br />building materials and supplies. The <br />front of the west lot would be <br />customer parking. Most of the east <br />lot and a small part of the west lot <br />would be Ñstorage and staging <br />areaÒ, meaning outside storage of <br />products and materials. The entire <br />staging/storage area would be <br />fenced. Identifying these storage <br />areas clearly on the site plan is one <br />of the conditions from the Planning <br />& Zoning Commission <br />recommendation. <br /> <br />The project would use the two <br />existing curb cuts off Main Street for <br />access. <br /> <br />There is an existing retention pond at <br />the south end of both parcels which <br />would remain. A small pre-treatment <br />pond would be added between the <br />outdoor storage lot and the existing <br />pond. <br /> <br />The proposal would change the use <br />of the property from its existing <br />industrial use to a general <br />commercial use, but not to Main <br />Street retail use as the City has <br />hoped for. <br /> <br /> <br /> <br /> <br />
