Application for Rezoning and Conditional Use Permit <br />2050 and 2070 Main St, Centerville <br />October 13, 2021 <br /> <br /> <br />Shingle Creek Response: The existing condition of the building and site create an adverse impact <br />on adjacent properties and uses since the site is in disrepair and is inactive. The proposed use will <br />and objectives for the Main Street corridor. The retail component of the operations will face Main <br />Street and dedicated customer/retail parking will be visible and accessible to Main Street. A <br />Street improving the character of the frontage making it more compatible with adjacent users. <br /> <br />(c) That the proposed building or use will be designed, arranged and operated so as to permit <br />the development and use of neighboring property in accordance with the applicable district regulations. <br /> <br />Shingle Creek Response: The footprint of the existing building will not be modified or enlarged. The <br />improvements to the expanded staging area will allow for extensive soil corrections bringing the <br />stability of this area up to structural standards. The staging area improvements will include paving, <br />permitter fencing, lighting, and landscaping. Moreover, all improvements will ensure a viable retail <br />pad could be developed in the future on this lot. Adjacent property owners have similar lots sizes <br />and configurations comparted to the Subject Property, so the proposed use will not adversely <br />impact the surrounding area. <br /> <br />Benefits of Approving the Rezoning and CUP for the Subject Properties <br /> <br />Rezoning the property to B-1 will allow the existing building to reused by a business that will help <br />transition the corridor to more permanent general commercial business use. The CUP will ensure that the <br />operations are consistent with the City Code, that the building is reused and improved, and that the site <br />remains a commercial use. We offer the following benefits to consider: <br /> Site will once again become active and will transition to a general commercial business use. The <br />existing mixed-use building provides the perfect layout and amount of space for our tenant. The <br />user is a national building material and supply sales company with primary business lines including <br />roofing, siding, windows, and a wide variety of related products. The activity on site will include: <br />o Business-to-business sales. <br />o Showroom for will-call sales and general public. <br />o Dedicated second floor office space for employees: sales personnel, territory managers, <br />and other administrative and management functions. <br />o The existing warehouse and storage space will allow for stacking and storing of inventory <br />that is kept onsite. <br />o After necessary soil corrections, the expansion of the bituminous area will allow for <br />loading and staging of the supplies. Activity in the staging area and yard will occur daily, <br />and the site will be active throughout the year. <br /> Reuse and improvement of the existing building for a commercial general business use is <br />optimal The existing building needs <br />improvements both inside and out.
