February 1, 2022 <br />Centerville Planning & Zoning Commission <br />Page 6 of 9 <br />RE: Max Storage Ï Conditional Use Permit, Site Plan <br /> <br /> <br />th <br />Concepts for revising the Max Storage site plan to allow a wider landscape buffer on 20 Avenue: <br /> <br />Lighting <br />The applicants say the lighting plan is being worked on and will be submitted soon. All site lighting <br />must be downcast cutoff type fixtures with no more than 1.0 footcandle off the property. <br /> <br />Signage <br />Signage will be applied for at a later date. We would stipulate that it meet the CityÔs sign <br />standards. For the industrial district the standards are: <br /> Wall signage: 10% of building wall area <br /> Ground sign: 200 sq ft, 15 ft height maximum, 15 ft setback <br /> Area identification sign: 64 sq ft, 20 ft height maximum, 10 ft from street ROW <br /> Directional signs allowed <br /> <br />Signage can be tricky with a multi-tenant building, where the total allowed sign area might be <br />taken up by the first businesses in, leaving no area left for future businesses. The owner/operator <br />will be responsible for allotting sign area to each unit or lessor. <br /> <br /> <br />
