March 1, 2022 <br />Centerville Planning & Zoning Commission <br />Page 3 of 5 <br />RE: Max Storage Ï Conditional Use Permit, Site Plan <br />Lighting <br />Wall-mounted downcast fixtures are <br />proposed on both sides of both <br />buildings and between the buildings. <br />The specs shows that light will be less <br />than 0.5 foot-candle out a distance of <br />30 ft from the building, which is <br />adequate. There are no lights proposed <br />on ends of the buildings Ï the north and <br />south sides Ï which could pose a <br />problem, especially on the south side <br />where there would be a very dark hole <br />at the back of the site. I suggest lights <br />be added on both north and south <br />sides, also downcast cutoff type <br />fixtures. <br /> <br />Building Materials <br />The building materials are the same as <br />proposed previously Ï split-face <br />concrete block on the lower part of the <br />building and smooth on the upper part <br />of the building with an asphalt shingle <br />roof. The materials are acceptable. <br /> <br />Trash Handling <br />No outdoor trash cans or dumpsters are <br />proposed. Trash will be handled inside <br />each individual unit or within an <br />approved enclosure on site of the same <br />materials and appearance as the building. <br /> <br />Signage <br />Signage will be applied for at a later date. We would stipulate that it meet the CityÔs sign <br />standards. For the industrial district the standards are: <br /> Wall signage: 10% of building wall area <br /> Ground sign: 200 sq ft, 15 ft height maximum, 15 ft setback <br /> Area identification sign: 64 sq ft, 20 ft height maximum, 10 ft from street ROW <br /> Directional signs allowed <br /> <br />Engineering/Infrastructure Issue <br />Engineering and infrastructure issues are reviewed in a separate memo from the City Engineer. <br /> <br /> <br />
