City of Centerville <br />Council Meeting Minutes <br />February 9, 2022 <br /> <br /> <br />He also reported that Centra Homes would be appearing before the Planning & Zoning <br />Commission with samples of architectural products (siding & roofing materials) and an updated <br />rendering of the project. He stated that the commission would be giving approval for those items. <br />He stated that the meeting would be posted so Council could attend if they desired. He also stated <br />that the meeting would take place, in person, on March 1, 2022 in Council Chambers. He reported <br />that Attorney Glaser and Centra Homes has been working on a developer’s agreement and other <br />documents related to the development. <br /> <br />Also regarding that project, the County came to us, as normal we send the plats to them for review <br />and this is a little interesting because this is a replat. They came back and said they needed another <br />20’ of road-right of way and that may have been enough to kill the project. He stated we had some <br />room but not 20 feet and so and having a city administrator in capacity as engineer was helpful in <br />this case. He was able to push back and ask them to reconsider and last letter we received state <br />they would like an additional 5’ and we have been working with developer for ad addition 10 feet <br />but to move their development 1 foot or 10 feet same hassle and expense to their engineers but <br />they want to make sure they get it right and why the county is asking for this. He stated that we <br />have a reasonable offer at 5 feet from County and we can accommodate that. What would happen <br />is that the entire development move west 5 feet and the trail corridor with will be 35 feet wide <br />instead of 40 feet. It end up we may lose additional trees along fence line than what we were <br />hoping for and continue to minimize those impacts as much as possible. <br /> <br />Planning & Zoning had a public hearing on the Maxi Storage on Fairview and it was well received <br />by the planning commission. There was a lot of open questions about the developer may have not <br />thought about. We are working with them and provided them with our comments. This will be <br />brought back to the planning commission on March 1. He also stated they held the public hearing <br />open just because they had no public comment at the last meeting and it was tabled discussion. He <br />stated that this would be coming back to Council in early or late March for approval of the CUP <br />& Site Plan. <br /> <br />He commented on Norbella’s progress, Mini-Storage will be opening soon and Peterson Shores (2 <br />Lots on the lake) the Mayor signed the plat and anticipate it being recording the plat in the next <br />couple of days. <br /> <br />He reported that Staff is working with the Elementary School regarding sewer line issues and re- <br />routing of same without affecting the City’s infrastructure while attempting to keep the cost levels <br />low for them. <br /> <br />He received a Warranty Bond for Old Mill Estates. He is looking at a reduction on the Letter of <br />Credit and get project wrapped up. <br /> <br />Atlas Villa Memory Care are looking at an April deadline to open up. <br /> <br />Administrator Statz thank the fire fighters in helping with a major structure fire in Centerville and <br />another fire we helped in Blaine. <br /> <br />Page 4 of 7 <br /> <br /> <br />
