The user is confidential for now; the project goes by the <br />name "Banjo" and is represented by Ryan Companies. The site <br />consists of three parcels totaling about 40 acres, between 20t" and <br />21 It Avenues, north of Fairview Street, south of Commerce Drive. <br />The project was reviewed informally by the Planning & Zoning <br />Commission on April 5 where the Commission voted (as allowed in <br />the Zoning Code) to process the project as a planned unit <br />development (PUD), which Ryan has applied for, as well as a site <br />plan review, preliminary and final plat. <br />The site is essentially vacant, used for Rehbein's large-scale black <br />dirt operations. There is street frontage on three sides: east and <br />west along 20t" and 21 It Avenues, and south along Fairview Street. <br />The northeast corner of the site is at the intersection of Commerce <br />Drive and 21 It Avenue. Clearwater Creek angles across the <br />northern quarter of the site, separating a 5-acre triangle of land, <br />mostly wetland, from the rest of the site. <br />Adjacent uses and zoning are industrial to the north and south in Centerville, as well as east across <br />21 It Avenue in Lino Lakes. To the west across 20t" Avenue are commercial zoning and uses, <br />including the Creative Kids Academy daycare, Centerville Storage mini -storage, and Mechanical <br />Air Systems.
