May 3, 2022 <br />Centerville Planning & Zoning Commission <br />Page 10 of 14 <br />RE: Banjo Distribution Center, PUD, Preliminary & Final Plat <br />Similar project, picture supplied by the applicant <br />Lighting <br />Lighting is proposed on the building, under the van loading canopy, and around the parking <br />areas on light poles. The lighting plan indicates the light poles will be 24'-8" or 37'-0" in height. All <br />lighting is downcast cutoff type fixtures with less than 0.5 footcandle at all points on the perimeter <br />of the site. The lighting under the van loading canopy is understandably brighter, but the <br />photometric plan indicates that light levels fall off quickly to typical parking lot level of about 2 <br />footcandles within a short distance out from the canopy. <br />Signage <br />Signage is proposed on the building and on two freestanding signs at the entrances. Signage will <br />be reviewed in more detail in line with the City's standards. <br />Floodplain <br />Much of the Banjo site south of Clearwater Creek is floodplain. This development would fill that <br />floodplain and mitigate in areas north of the creek. This makes usable land out of the south area, <br />while filling in the non -wetland areas north of the creek with floodplain, which would otherwise be <br />small, awkward or undevelopable pieces of land. The result will be a larger complex of floodplain, <br />wetlands, and stormwater ponds between the creek and Commerce Drive. Having all of this area <br />contiguous is better for wildlife habitat vs. numerous smaller disconnected areas. <br />Design with community in mind <br />
