R*gionel Economic Devslopmentl <br />City of Centerville Pre -development Application <br />1737 Main Street & Block 7 <br />Project Description <br />The city is working with developers on a couple of projects, and we are applying for a pre -development <br />grant to help them with Environmental Phase I and Geotechnical studies. The two projects will be <br />described in the next section. <br />Two Sites <br />1737 Main Street <br />The project at 1737 Main Street is for a salon. The Guys and Dolls Salon is moving from Hugo where they <br />are currently renting space to Centerville where they will build a 4000 — 6000 sf building. Two lots will be <br />combined to create a .49-acre site for this project. The Parcel Identification Numbers are: 23-31-22-21- <br />0051 and 23-31-22-21-0058. This site is zoned in our Mixed -Use (M1) district and will be zoned in our <br />Central Business District/Mixed-Use (CBD/MU) per our 2040 Future Land Use Plan. <br />The small business owners of this development would greatly benefit from assistance with Environmental <br />Phase I and Geotechnical Studies for a couple of reasons. First, assistance with these studies will save the <br />owners money. Second, the completed work will keep the project moving forward in an expedient manner. <br />Block 7 <br />The project on Block 7 is for medium density townhomes with an affordability component. Block 7 is <br />comprised of 8 vacant lots totaling 1.59 acres of vacant land. Block 7 is in our Mixed -Use Neighborhood <br />District (M2) and will be zoned in our Central Business District/Mixed-Use (CBD/MU) in the future per our <br />2040 Future Land Use Plan. <br />Parcel Identification Numbers for the proposed project area are: 23-31-22-23-0005, 23-31-22-23-0006, 23- <br />31-22-23-0007, 23-31-22-23-0008, 23-31-22-23-0009, 23-31-22-23-0010, 23-31-22-23-0011, 23-31-22- <br />23-0014. <br />To reduce the financial burden to a potential developer, the city is requesting a grant for Environmental <br />Phase I Environmental study for this project. We believe getting this site shovel -ready will help spur <br />development at this location; further, we have had contracts expire with developers who have told us that <br />they need assistance with environmental and soils studies to make their bottom -line work. <br />
