Development Potential & Importance to the Community <br />Guys and Dolls <br />The Guys and Dolls Salon will be great for Centerville. Currently, we have limited salon options, and our <br />residents typically travel elsewhere to receive these services. Guys and Dolls has excellent name <br />recognition, and they have an abundant following, which we think they can further expand in Centerville. <br />An added value of the Guys and Dolls Salon is that this business is at the edge of our downtown —the city <br />just completed a downtown redevelopment study and during the public engagement process, residents <br />overwhelmingly expressed interest in more retail in and around downtown. <br />Block 7 <br />Development of Block 7 has an enormous impact in the community. The recently completed downtown <br />redevelopment market study concludes that all housing types are needed in Centerville. The demand for <br />rental housing continues to rise and with this development, we will have available units for the 600 new <br />jobs being created by the Amazon Fulfillment Centerville that is coming online later this year. <br />A medium density development on Block 7 also adds value by shaping the look and feel of our downtown. <br />Timing of Development <br />1737 Main Street <br />Infrastructure is readily available on this site, and it meets our building standards. The developer's concept <br />plan was recently reviewed and approved by our Planning and Zoning Commission. A preliminary plat and <br />formal site plan review submittal will be coming in the next month or two with the goal of a fall of 2023 <br />groundbreaking. <br />Block 7 <br />Infrastructure is readily available on this site and meets our building standards. The developer recently <br />submitted concept plans for review by our Planning and Zoning Commission. If one of the concepts is <br />acceptable to the commission, it would move towards a public hearing and City Council approval for <br />potential fall of 2023 construction. <br />Financial Contribution <br />1737 Main Street and Block 7 <br />Both sites have been vacant for at least a decade as several developers have come and gone, each noting <br />that the sites did not work financially for them. The city is hoping to receive a pre -development grant to <br />help ease the financial burden of due diligence work, making them viable sites for redevelopment. Getting <br />our downtown parcels back on the tax roll would be a win -win for everyone and should result in a <br />substantial return on investment for the county. <br />
