June 6, 2023 <br />Centerville Planning & Zoning Commission <br />Page 2 of 6 <br />RE: F&M Holdings LLC for Guys & Dolls Salon Ï PUD Development Plan <br /> <br />Zoning is illustrated to the right and a portion of the Downtown <br />Centerville Master Plan is illustrated below, next to an aerial <br />photo of the area. <br /> <br />The Downtown Master Plan illustrated below, shows the property <br />in question as a public/semi-public use (blue) with a new 50,000 <br />sq ft multi-story building on it and a 200-car parking ramp behind. <br />The pink shaded areas depict buildings that would be new <br />mixed-use structures, all built out to the street frontage, including <br />the property to the west of the site, which is the current <br />elementary school parking lot and pond. The main corner of <br />Centerville Road and Main Street is the focal point of Downtown <br />Centerville Ï one block west of this site. <br /> <br />With the remodeling of the elementary school a few years ago, its parking lot and pond now <br />occupy a portion of the critical frontage envisioned in the Master Plan. The placement of a new <br />building built out to the street frontage on the subject site would not match the existing character <br />and it is unlikely that the school would take out part of its parking lot and pond any time soon to <br />build a new mixed-use building out to the street. Therefore, requiring a building out to the street on <br />the subject site may not be reasonable or necessary. <br /> <br /> <br />
