Options 1— Deny Rezoning Request <br />If the Planning and Zoning Commission decided to deny the rezoning request, the <br />existing home would not be allowed to be split into a duplex. However, a renovation of <br />the existing home for sale or rent as a single family home is still possible under the <br />current zoning. Therefore, a denial of the request does not eliminate the possibility of a <br />renovation of the existing home. <br />Maintaining the existing zoning also allows for the demolition of the existing home and <br />the construction of a new home, without any further zoning permissions, other than a <br />building permit. <br />Option 2 — Approve the Rezoning Request <br />If the Planning and Zoning Commission recommended approval of the rezoning request, <br />the existing home could be renovated into a duplex (assuming the modifications required <br />by the building code would be feasible). <br />It does not appear that approval of a rezoning to R2A would allow a subdivision without <br />the extension of a public road into the property since the total frontage on 201' Ave is <br />only about 128 feet wide. This would leave each lot with 64 feet. The minimum lot <br />width for the R2A. <br />
