CITY OF CENTERVILLE <br />PLANNING AND ZONING COMMISSION <br />Pursuant to due call and notice thereof, the Regular Meeting of the Planning and Zoning <br />Commission was held in Council Chambers on Tuesday, October 10, 2023, at 6:30 p.m. <br />L CALL TO ORDER <br />The meeting was called to order at 6:30p.m. <br />1. Roll Call <br />Present: Vice -Chair Commissioner Jon Krueger <br />Commissioner Darrell (DJ) Olson, Jr. <br />Commissioner Bruce Thompson <br />Commissioner Linda Broussard -Vickers <br />Chair Les Kuiper <br />Commissioner Richard Nelson <br />Absent: None <br />Vacancy: One <br />Not Approved <br />Staff: Administrator Mark Statz, Assistant City Administrator, Athanasia Lewis <br />Council Council Member Russ Koski <br />II. PLEDGE OF ALLEGIANCE <br />III. APPROVAL OF AGENDA <br />The one revision to the agenda was moving the third public hearing up on the agenda to be heard <br />first. The other public hearings were held in the order as presented on the agenda. <br />Motion by Commissioner Broussard -Vickers, seconded by Commissioner Thompson to <br />Approve the Agenda. All in favor. Motion carried. <br />IV. PUBLIC HEARING (6:30 PM or shortly thereafter) <br />1. Rezoning Request <br />a. 7353 201b Ave. N <br />Chair Kuiper opened the public hearing, and Administrator Statz introduced this item as presented <br />in the packet. Administrator Statz noted the city obtained an administrative warrant and <br />condemned the building, posting it as unoccupiable. The building needs heavy reconstruction to <br />function, and significant aesthetic improvements are needed as well. The owner of the property <br />would like to rezone with the intent to turn the single-family home into a duplex_ Administrator <br />Statz noted that this request is reasonable, and that it is not uncommon for R2 and R2A to be next <br />to each other. <br />Administrator Statz reviewed the lot requirements in the R2 district and noted that the property <br />could not be subdivided without the addition of a road. Further, any subdivision would be required <br />to be reviewed by the Planning and Zoning Commission. <br />Page 1 of 5 <br />
