3. The city used to have a 500-foot buer around schools for a liquor license. Within the last few years, <br />the Planning Commission examined this rule and recommended it be eliminated. The City Council <br />agreed and we no longer have any buer to the school for a liquor license. <br /> <br />4. If the proposed project does not go through, there are a few possibilies: <br /> a. The home is sold as-is and someone connues to use it as a single family home. <br /> b. A dierent apartment proposal could come forward. <br /> c. A townhome or single-family home proposal could come forward but, both would need to meet the <br />minimum requirements for density (12 units per acre). <br /> d. A commercial development could come forward. <br /> It's important to note that the city does not own the land. So, the landowner is in control of what <br />proposals come forward. <br /> 5. 12 units per acre is the minimum. The lot is 2.89 acres, so 2.89 x 12 = 34.68, so 35 units would be the <br />minimum. That being said, all development in the Mixed Use districts are done through the Planned <br />Unit Development (PUD) process. Therefore, there is room for relaxaon of those requirements, but <br />typically, we would want to be somewhere in that ballpark. <br /> 6. Yes, a trac study will be completed. We are hoping to have those results before the public hearing <br />in May. It will look at the aect the trac has on the intersecon of Main Street and Centerville Road to <br />ensure it sll funcons without excessive back-ups. <br /> 7.
