City of Centerville <br />Planning and Zoning Commission <br />December 03, 2024 <br /> <br /> Replace the title "Construction trade offices and yards" (which is not defined in the code) <br />with the use Contractor's Yard (which is defined in the code). <br /> Add Contractor's Yard as a Conditional Use for the B-1 zoning district and retain it as a <br />Permitted Use in I-1. <br /> Add a definition for Business and Professional Offices to include the desired office uses <br />and/or consider replacing the title Business and Professional Offices with "General Office" <br />to best reflect the city's intentions. <br />I believe these updates will simplify the code and clear up any confusion that businesses face <br />when considering locating to Centerville. Thanks as always for your consideration and dedication <br />to the city and its stakeholders.Ñ <br />Mr. Wiborg also noted that he appreciates the city reviewing the city code because businesses <br />primarily look for the following three things when looking for a place to locate: <br />1. Space, including outdoor storage <br />2. The ability to attract employees <br />3. The ability to sell products and services <br />Lukas Peters with Continental Post Services addressed the Commission to let them know that he <br />is purchasing the Noble Welding business and that he is appreciative to be part of a community <br />that reviews codes to welcome new businesses to the community. <br /> <br />The public hearing was closed at 7:11p.m. <br /> <br />Motion by Commissioner Kalina seconded by Commissioner Thompson to Close the <br />Public Hearing. Peltier Ponds Î Review and Comment on this Development as an Adjacent <br />Jurisdiction <br />Administrator Statz introduced this item as presented in the packet. Discussion ensued about <br />densities for the proposed development and future development of the property to the west, traffic <br />volume and commuter routes, trail connectivity, civic engagement and communication via all <br />platforms, and ways for the commission to provide comments to Lino Lakes. The Commission also <br />asked for clarification on what high and medium densities are in Lino Lakes and if there is a <br />proposed timeline for the proposed project. Resident Linda Broussard noted that Lino Lakes has a <br />ghost plat of her property, so information about future plans is available. Administrator Stats noted <br />that a ghost plat does not mean things have to be done that way; he added that he will email <br />Page 3 of 4 <br /> <br />
