2.Performance standards (architecture, parking spaces, lighting, landscaping, etc.) will be <br />fully evaluated in with the complete submittal of PUD Preliminary Plan/Preliminary Plat. <br />3.Higher architectural standards may be required for PUD flexibility. <br />Subdivision Ordinance <br />Blocks and Lots <br />The proposed development provides a mix of residentiallots and blocks. Outlots would contain <br />wetlands, buffers, stormwater ponds etc. <br />Staff Comments: <br />1.The property owner’s house at 7566 Peltier Lake Driveshall be incorporated into the <br />plat. <br />2. Driveway access to 7566 Peltier Lake Drive (applicant) and 7542 Peltier Lake Drive <br />(adjacent property) shall be redesigned and redirected to the new streets. <br />a. The applicant and/or property owner shall communicate with 7542 Peltier Lake <br />Drive. <br />3. The section of Peltier Lake Drive adjacent to Lot 1, Block 2 shall be removed and a trail <br />constructed. <br />4. A ghost plat shall be submitted as part of the preliminary plat process incorporating the <br />two Exception lots and the property to the south. <br />5. The lots in Block 3 shall be reconfigured to eliminate the double frontage lots. <br />6. Irregular shaped lots such as Lot 10, Block 3 shall be reconfigured. <br />7. Lots shall not contain wetlands, buffers, or stormwater ponds. <br />a. Block 4 shall be revised. <br /> <br />Streets and Alleys <br /> <br />th <br /> Ave N) is an A-Minor Arterial Reliever road. Seventy-five (75) feet of road right-of- <br />CSAH 54 (20 <br />way is being dedicated along CSAH 54. Internal streets consist of local streets and private streets <br />intended to serve the site. Sidewalks are provided along the streets. <br /> <br />Peltier Lake Drive will be relocated to the east and serve as the north-south street connection. <br />The public right-of-way will remain and a trail installed to provide public enjoyment of the lake <br />amenity. <br /> <br />An emergency access at the north end of the townhome private street to CSAH 54 is proposed. <br />Anoka County Highway Department and the City Engineer generally support the access. <br /> <br />Staff Comments: <br />9 <br /> <br />
