bğƒĻʹ{ǒƷƷƚƓ ƩğƓƭƦƚƩƷğƷźƚƓΑ/ <br />tAmendment, Site Expansion <br />Date:May 5, 2026 <br />Page:9 <br />5.The proposed use by the Landowner provides for reasonable and adequate parking, <br />landscaping, building design, lighting, screening of outdoor parking and storage, and other <br />issues; and <br />6.The project as proposed meets the criteria for granting a Site Plan Review approval in Section <br />156.108 of the Zoning Code and a Conditional Use Permit in Section 156.320 of the Zoning Code; <br />and <br />7.That the proposed CUP Amendmentand Site Plan Reviewisconsistent with the overall goals <br />and objectives of the Centerville Comprehensive Plan. <br />CUP Amendment Conditions <br />Staff recommend the following conditions of approval for a CUP Amendment: <br />1.All conditions established inthe CUP for a Truck Terminal use as approved by the City of <br />Centerville on October 27, 2021 for the subject property shall remain in complete effect. <br />2.Property Owner shall revise the project plansand provide any additional informationas <br />required by the City Engineering Memo dated March 25, 2026, as may be amended, prior to <br />issuance of a building permit for the improvements. <br />3.Property Owner shall construct and maintain the Subject Property and improvements contained <br />thereon in accordance with the approved plans, which are attached to this report, and hereby <br />incorporated as conditions of this Permit. <br />4.Snow storage cannot take place in any public rights-of-way,and snow piles may take up no <br />more than 10 percent of the required parking on site. <br />5.The Landowner is responsible for all of the conditions set forth in this Permit. <br />6.In addition to all civil penalties and remedies for violation of this Permit, violation of this permit <br />is a misdemeanor criminal offense. <br />Required Approvals and Next Steps <br />The City has the following general options regarding the requests: <br />1.Approval <br />2.Approval with conditions <br />3.Denial <br />4.Table <br />Staff Recommended Action <br />Staff find that the proposed site expansion is geƓĻƩğƌƌǤ ĭƚƓƭźƭƷĻƓƷ ǞźƷŷ ƷŷĻ /źƷǤ͸ƭ ƚƩķźƓğƓĭĻ ğƓķ <br />requirements for industrial uses.
