Planning and Zoning Commission <br />Meeting Minutes <br />November 14, 2006 <br />there are 149 stalls designated for new building and 42 stalls dedicated for the existing <br />townhome buildings. He stated that the security lights will be downcast so the light will <br />not leave the site. He stated that their plans meet City ordinances. <br /> <br />Commission Wright asked for clarification of the parking stall location for the new <br />buildings. <br /> <br />Mr. Keleher stated that they will have an association which will address the cross <br />easements needed for the parking situation. <br /> <br />Commissioner Klennert Hunt confirmed that with the new building requirements, Lot 1 <br />will not be short on their required parking. <br /> <br />Mr. Kelehner confirmed that Lot 1 will still meet their parking requirements per City <br />ordinance. <br /> <br />Mary Capra, 1810 Fox Run, asked if the building would be a 3 story brick building. <br /> <br />Mr. Keleher stated that it will be a 3 story building made with concrete tip up panels. <br /> <br />Mayor Capra asked if this material met with City ordinance requirements. <br /> <br />Mr. Larson stated that he believes concrete material does meet with the City ordinance <br />for allowed building materials. <br /> <br />Mayor Capra asked if this project had received Watershed approval and if the association <br />for this building would be separate from the existing townhomes. She stated that this is a <br />big difference from their original proposal and her biggest concern is that this building <br />will dwarf the townhomes and not aesthetically match the existing buildings. <br /> <br />Mr. Keleher stated that there will only be one association for all the buildings. He stated <br />that they conducted a market survey for what types of buildings would fit the area and <br />had originally proposed 18 townhome office sites. He stated that they platted half of <br />them, but were then approached by a client and asked to build a different type of office <br />building for them. He stated that he feels that there are other buildings in the City made <br />of similar materials, so this should fit in. <br /> <br />Commissioner Klennert Hunt asked if the buildings would be similar in color to the <br />existing buildings. <br /> <br />Mr. Thomas stated that the new building will have a wainscot of cultured stone similar to <br />the existing buildings, but not be the same color. <br /> <br />Mayor Capra asked who the tenant is for the new building. <br /> <br />Mr. Keleher stated that it is the Eagle Brook Church offices. <br />Page 2 of 8 <br />
