Planning and Zoning Commission <br />Meeting Minutes <br />November 14, 2006 <br /> <br />Commissioner Love asked what the distance would be between the new building and the <br />existing buildings. <br /> <br />Mayor Capra asked why a trail wasn’t included and asked Mr. Larson to research this <br />issue because she seems to remember money being set aside for a future trail. <br /> <br />Brian Bourassa stated that there will be 65 feet between the buildings. <br /> <br />Chair Hanson asked what the distance is between building 2 and building 3. <br /> <br />Brian Bourassa stated that there is 80 feet between those buildings. He stated that the <br />Watershed District has given them a conditional approval pending receipt of a few minor <br />changes. He stated that they have also followed up with the Highway Department and <br />noted that Mr. Larson has copies of both the Watershed District and Highway <br />Department replies. <br /> <br />Mr. Larson confirmed that he did have this documentation and stated that the Highway <br />Department has stated that they will not allow a second entrance and expect a turn <br />lane/bypass lane to be installed. <br /> <br />Brian Bourassa noted that they are planning a 3 lane access driveway with one lane going <br />in and 2 lanes exiting the property. <br /> <br />Commissioner Klennert Hunt asked if the townhome sites were fully occupied. <br /> <br />Mr. Keleher stated that they are not fully occupied but they are happy with the progress <br />in filling the units. <br /> <br />Chair Hanson asked if Eagle Brook Church would own the building or lease the space. <br /> <br />Mr. Keleher stated that this is still under negotiations, but he expects that they will <br />occupy the entire space. <br /> <br />Chair Hanson reviewed a memo sent from Paul Palzer and some concerns and questions <br />he had about the project. He stated that one of his concerns is the location of the HVAC <br />unit and possible screening. <br /> <br />Mr. Thomas stated that it will be one rooftop unit located towards the front of the <br />building that will not be seen with “eyeline sighting”. <br /> <br />Commissioner Pangell asked if any of the neighbors behind this development would be <br />able to see the HVAC unit from their second story window. <br /> <br />Mr. Thomas stated that it was possible they would see the unit. <br /> <br />Page 3 of 8 <br />
