Planning and Zoning Commission <br />Meeting Minutes <br />November 14, 2006 <br />Chair Hanson expressed concern about the metal portion of the building front and <br />possible sun reflection issues. <br /> <br />Mr. Thomas stated that it is a textured type metal and will not cause reflection issues. <br /> <br />Commissioner Klennert Hunt asked why there will be two signs rather than one <br />combined site for the buildings. <br /> <br />Mr. Keleher stated that the existing 6 x 12 sign is not big enough for both and separate <br />signage will allow them their own separate identity. <br /> <br />Motion by Commissioner Klennert Hunt, seconded by Commissioner Love, to close <br />the public hearing on Sedona Homes Preliminary Site Plan and Conditional Use <br />Permit at 7:12 p.m. All present in favor, motion carried unanimously. <br /> <br />Chair Hanson stated that he would really like to see the noise study on the HVAC units. <br /> <br />Commissioner Love asked if notice was sent to area residents. <br /> <br />Mr. Larson stated that notice had been sent to everyone within 350 feet of this <br />development. <br /> <br />Mr. Kelehner stated that they also sent out a letter after the last meeting to the residents <br />nearby inviting them to come take a look at the plans, but has not heard back from them. <br />He stated that the construction process will be fairly quick because of the tip up panel <br />construction <br /> <br />Commissioner Klennert Hunt stated that she would also like to see some sort of <br />complimentary color scheme to help bring the whole development together. She stated <br />that she realizes these choices are subjective, but noted that the City is working hard to <br />clean up this part of town. <br /> <br />Commissioner Love stated that he supports this development for two reasons, one that he <br />wants to bring businesses into Centerville and the other is that he is a member of Eagle <br />Brook Church and would personally like their offices to be located in town. <br /> <br />Mr. Keleher stated that they would like to begin site work as soon as possible and begin <br />installing the tip up panels in January so the offices could be occupied by mid-summer. <br /> <br />Mayor Capra stated that she would like our City Engineer to give photo samples of the <br />materials used to give a better idea of what the actual building will look like because it is <br />hard to envision from the drawings. She stated that she would also like a photo of what <br />the metal portion of the building will look like. <br /> <br />Mr. Thomas stated that the planned building materials are very similar to what is <br />currently on the Eagle Brook Church building. <br />Page 5 of 8 <br />
