We use <br />our expertise and depth of experience to solve problems, rather than increasing claims. <br /> <br />Attached is a list of current and recent clients and references for your review. <br /> <br />Scope of Services <br />We provide all acquisition and relocation services necessary to successfully complete the <br />project. We would provide these services in compliance with the "Uniform Relocation <br />Assistance and Real Property Acquisition for Federally Assisted Programs", Public Law <br />91-646, Number 49 C.F.R., Part 24, codified and published by the Federal Register, <br />March 2nd, 1990. This is the Federal Law adopted by Minnesota Statutes 117.52. <br /> <br />The following identifies typical acquisition and relocation assistance provided by Wilson <br />Development Services. <br /> <br />(a) Property Acquisition <br />1. Maintain file on each parcel to be turned over to the Agency at completion. <br />2. Document all verbal conversations with a written memo. <br />3. Coordinate activities of engineers, appraisers, and attorney and agency staff <br />4. Review written real estate appraisals and review appraisal. <br />5. Prepare and present written letter of intent to acquire property. <br />6. Prepare resolution establishing just compensation. <br />7. Prepare written offer to buy. <br />8. Negotiate acquisition within applicable rules, regulations, and laws. <br />9. Provide documentation for any deviation in acquisition terms or conditions <br />from original officer. <br />10. Obtain signed purchase agreement or easement from property owner. <br />11. Obtain property abstract or title certificates from property owner for review by <br />City Attorney or Title Company. <br />12. Coordinate closing between property Owner, Agency and Title Company. <br /> <br />(b) Residential Relocation <br />1. Maintain relocation file on each displacee to be turned over to the Agency at <br />completion. Copies of all letters to displacees initiated by us will be forwarded <br />to the Agency. <br />2. Meet with Property owners and displacees to explain procedures, program <br />benefits and responsibilities under the Uniform Act. <br />3. Determine eligibility for relocation assistance. <br />4. Prepare preliminary relocation budget after initial contact. <br />5. Prepare General Information Notice to all displacees. <br />6. Prepare Notice of Relocation Eligibility. <br />7. Establish comparable housing, prepare corresponding notice and make site <br />referrals. <br />8. Prepare 90-Day and 30-Day Notice to Vacate. <br />9. Prepare moving specifications and secure competitive bids. <br />
