<br />Subd. 4. <br /> <br />Subd. 5. <br /> <br />Subd. 6. <br /> <br />Subd. 7. <br /> <br />Subd. 8. <br /> <br />Limited Number of Structures. No more than two (2) accessory <br />structures are permitted on any Single-Family, detached dwelling parcel <br />located in any residential zoning district, except R-l. <br /> <br />Easements. No accessory structure may be placed in any easement. <br /> <br />Design. All accessory buildings constructed after the construction of the <br />principal structure must be designed and constructed in a manner <br />consistent with the design and general appearance of the principal <br />structure. The side walls of an accessory building may not exceed ten <br />(10) feet in height <br /> <br />The combined aggregate square footage of an accessory structure may <br />not exceed two hundred (200) square feet or two percent (2%) of the lot <br />area, whichever is greater, except in the M-I and R-4 Zoning Districts. <br /> <br />Accessory Buildings Attached. If an accessory building is attached to <br />the principal structure, it will be considered a part of the principal <br />structure and must comply with all setbacks and other requirements <br />applicable to the principal structure. <br /> <br />The total area of an attached accessory building (garage) shall be no <br />greater than 1500 square feet per level. <br /> <br />Erection of More than One Principal Structure on Lot. In any District, <br />more than one structure housing a conforming principal use may be <br />erected on a single lot if yard and other requirements of this Ordinance <br />are met for each structure as though it were on an individual lot. <br /> <br />422.04 Zero Lot Lines. In new residential subdivisions ofM-I, R-2A, R-2, R-3 and R-4 <br />Residential Zoning Districts, structures may be arranged to include one (1) zero lot line <br />provided that no windows or doors open on this side of the structure. Other appropriate <br />setbacks apply. <br /> <br />422.05 Excess Height Permit. Upon securing a Special Use Permit, any building may be <br />erected to a height exceeding that specified for the respective Zoning District <br />providing: <br /> <br />(a.) No structures or other buildings may be erected to a height exceeding <br />thirty-five (35) feet without the issuance of a Special Use Permit. <br /> <br />(b.) The front, rear and side yards shall be increased one (1) foot for each one <br />(l) foot by which the building exceeds the height limit established for <br />that particular Zoning District. <br /> <br />(c.) A structure is defined as any of the following: television and radio <br />towers, church towers, belfries, monuments, tanks, water and fire towers, <br />grain elevators, stage towers and scenery lofts, cooling towers, <br /> <br />3 <br />
