<br />Subd. 138. Site Plan. An outline in detail of the proposed layout of all proposed <br />structures, driveways, parking. Landscaping and other improvements, <br />drawn to an appropriate scale. <br /> <br />Subd. 139. Story. That portion of a building, other than a basement, which is between <br />the surface of any floor and the surface of the floor next above it; or if <br />there is no floor above, the space between the floor and the ceiling next <br />above. <br /> <br />Subd. 140. Story-Half. That portion of a building under a gable, hip or gambrel roof <br />the wall plates of which, on at least two opposite exterior walls, are not <br />more than two feet above the floor of such story. <br /> <br />Subd. 141. Steep Slope. Land where agricultural activity or development is either not <br />recommended or described as poorly suited due to slope steepness and the <br />site's soil characteristics, as mapped and described in available County <br />soil surveys or other technical reports, unless appropriate design and <br />construction techniques and farming practices are used in accordance with <br />the provisions of this ordinance. Where specific information is not <br />available, steep slopes are land having average slopes over twelve percent <br />(12%), as measured over horizontal distances offifty (50) feet or more. <br />Subd. 142. Street Access. A public right-of-way which affords the principal means of <br />accessing abutting property. <br /> <br />Subd. 143. Structure. Anything constructed, moved or erected, the use of which <br />requires location on the ground or attached to something having a fixed <br />location on the ground, but excluding fences, sidewalks, retaining walls <br />and items of an ornamental, decorative or incidental nature. <br /> <br />Subd. 144. Structural Alteration. Any change made to existing support members, <br />columns, beams, girders or foundations except those which are solely of <br />an ornamental, decorative or incidental nature. <br /> <br />Subd. 145. Subdivision. The separation of an area, parcel or tract ofland under single <br />ownership into two or more parcels, tracts, lots or long-term leasehold <br />interests where the creation of the leasehold interest necessitates the <br />creation of streets, roads, or alleys, for residential, commercial, industrial, <br />or other uses or any combination thereof, except the following: <br />a. Where all the resulting parcels, tracts, lots, or interests will be twenty <br />(20) acres or larger in size and five hundred (500) feet in width for <br />residential uses and five (5) acres or larger in size for commercial <br />and industrial uses. <br /> <br />b.
