<br />City of Centerville <br />Planning and Zoning Commission <br />November 13, 2007 <br /> <br /> <br />Mr. Alan LaMotte, 1643 Heritage Street, stated he had no problem with this proposal. He <br />stated that his only concern is that the survey seemed to be off by about two feet. He <br />stated the lot lines did not coincide with their lot line. He stated his property was surveyed <br />in 2006. <br /> <br />City Administrator Larson explained how the lot lines were determined. He stated if there <br />is a discrepancy, the entire block would likely shift. <br /> <br />Mr. Lloyd Hansen, 1588 Sorel Street, stated the surveyor discovered a cement monument <br />and that is where the survey line started. He stated three different surveys were done. <br /> <br />Discussion ensued. <br /> <br />Mr. Erick Marshall, 1580 Sorel Street, commented on the lot lines. <br /> <br />Mr. LaMotte provided photos of the location of the monument. <br /> <br />Mr. LaMotte and Mr. Hansen agreed to meet with the surveyors to sort this out and come <br />to an agreement on the lot lines. <br /> <br />Councilmember Broussard pointed out that a number of properties on the south part of the <br />city were off by two feet when surveyed. <br /> <br />City Administrator Larson pointed out there could be easement and/or setback issues <br />should the lot line shift. He noted a variance exists for the lake frontage as it is under the <br />100 foot requirement. <br /> <br />Discussion ensued. <br /> <br />Broussard questioned if the non-conforming lot is created, whether it would cause <br />problems for future sale of the property and mortgage requirements. <br /> <br />City Administrator Larson replied that it would not be an issue because the variance is part <br />of the proposal being considered. <br /> <br />Motion by Commissioner Love, seconded by Commissioner Pangell, to close the <br />Public Hearing at 6:54 p.m. All in favor. Motion carried unanimously. <br /> <br />Discussion ensued. <br /> <br />Chair Hanson asked what the benefit is to the applicants for the request. <br /> <br />Mr. Marshall replied equal square footage for both lots is the benefit. <br /> <br />Page 2 of 3 <br />
