SCHEDULE OF REGULATIONS <br />440 (7a) All future new dwelling in R-1, R-2, R-3 Single <br />441 Family Residential Districts shall have a double garage <br />442 of a minimum of 440 square feet. <br />443 <br />444 To allow a 316 square foot garage to be constructed in the <br />445 R-2 Single Family Residential District which is less than <br />446 the 440 square feet requirement. A variance of 126 square <br />447 feet. <br />448 and <br />449 SCHEDULE OF DISTRICT REGULATIONS MINIMUM AREA OF STRUCTURES <br />450 to allow a single family home of 834 square feet of minimum <br />451 ground floor area to be constructed in the R-2 Single Family <br />452 District which is less than the 1,050 square foot minimum <br />453 ground floor area requirement. A variance of 216 square <br />454 feet of minimum ground floor area. <br />455 <br />456 based on the following standards: <br />457 special conditions and circumstances exist which are <br />458 peculiar to the land, the lot size is 50 x 150 feet, <br />459 the lot is small, long and narrow and does not result <br />460 from the actions of the petitioner; <br />461 literal interpretation of the provisions of this <br />462 ordinance would deprive the petitioner of rights <br />463 commonly enjoyed by other properties in the same <br />464 district under the terms of this ordinance since there <br />465 are other fifty foot lots located within the R2 Zoning <br />466 District that have structures that are less than 1050 <br />467 square foot living space requirement; <br />468 that by granting the variances requested will not <br />469 confer on the applicant any special privilege that is <br />470 denied by this ordinance to other lands, structures, or <br />471 buildings in the same district; <br />472 the proposed variance will not impair an adequate <br />473 supply of light and air to adjacent property or <br />474 unreasonable diminish or impair established property <br />475 values within the surrounding area, or in an other <br />476 respect impair the public health, safety or welfare of <br />477 the residents of the city; <br />478 sanitary sewer is installed and available to service <br />479 this lot; <br />480 the proposed home to be constructed meets all the <br />481 setback requirement with the previous variance granted <br />482 on June 11, 1986. <br />483 contingent upon the structure being setback 100 feet from the <br />484 center of the County Road 14 as per the request of Jon Olson, <br />485 County of Anoka Engineer, motion carried unanimously. <br />486 <br />
