City of Centerville <br />Planning& Zoning Commission <br />July 5, 2005 Meeting Minutes <br />City Administrator Larson asked if Mr. Carlson owns any additional property or if this <br />development includes all of his property. <br />Mr. Carlson indicated that he has included all developable property that he owns. <br />There were no public comments. <br />Motion by Commissioner Klennert Hunt, seconded by Commissioner Hanzal, to <br />close the public hearing. All in favor. Motion carried unanimously. <br />Chair Hanson closed the public hearing. <br />Mr. Carlson indicated that he intends to complete grading as soon as possible once <br />approvals are in place. <br />Motion by Commissioner Klennert Hunt, seconded by Commissioner Wright, to <br />rd <br />approve the preliminary plat for PUD of Hunter’s Crossing 3 Addition. All in <br />favor. Motion carried unanimously. <br />IV. OLD BUSINESS <br />1.Inspection of Rental Units – Ordinance #38 <br />City Administrator Larson indicated that the City does not conduct inspections and, at the <br />last meeting, it was discussed whether the City should do inspections or eliminate the <br />Ordinance. He then said that he has discussed inspection with Staff and it should be <br />fairly manageable. <br />Staff and the Commission discussed potential parameters for inspections and agreed that <br />decisions would need to be made as to what Staff would be looking for as minimum <br />passing qualifications for the annual inspection. <br />Council Liaison Terway left at 6:45 p.m. <br />2.Continued Review of Ordinances <br />Ordinance #41 – No changes needed. <br />Ordinance #42 – No changes needed. <br />Ordinance #43 – Replaced by Ordinance #51. <br />Ordinance #44-A – No changes needed other than correction of typographical errors. <br />Ordinance #45 – During codification this will be combined with all others regarding <br />water and sewer. <br />Page 2 of 5 <br /> <br />
