UNIT-MOBILE HOME PARK. A section of ground in a mobile home park of not less than 7,500 square feet of unoccupied space in an area designated as the location for one mobile home, off-street parking space for two automobiles and other uses considered pertinent to the establishment and use of a mobile home residence as pennitted by this chapter. A ground area on a lot, which is graded, developed, landscaped or equipped or intended and maintained for recreation or leisure, available to and usable by persons occupying a dwelling unit and their guests. USE, PERMITTED. A use that is permitted in the district under which it is listed. VARIANCE. The waiving by Board action of the literal provisions of the zoning chapter in instances where their strict enforcement would cause undue hardship because of circumstances unique to the individual property under consideration. VEHICLE. Any vehicle which is self-propelled or designed to be pushed or pulled and shall include but not be limited to automobiles, busses, motorbikes, motorcycles, motor scooters, trucks, tractors, go-carts, golf carts, campers, trailers, boats, planes and gliders. VEHICLE, ABANDONED. Any vehicle as defmed in this section, which does not have lawfully affIXed or attached thereto an unexpired state registration or license plate or plates, or the condition of which is wrecked, dismantled, partially dismantled, inoperative, abandoned or discarded. WATER-ORIENTED ACCESSORY STRUCTURE OR FACILITY. A small above-ground building or other improvement except stairways, fences, docks and retaining walls which, because of the relationship of its use to a surface water feature, reasonably needs to be located closer to public waters than the normal structure setback. Examples of these structures and facilities include boathouses, gazebos, screen houses, fish houses, pump houses and detached decks. WETLAND. Lands transitional between terrestrial and aquatic systems where the water table is usually at or near the surface or the land or is covered by shallow water. For purposes of this defmition, WETLANDS must have the following three characteristics: (1) Predominance of hydric soils; (2) Are inundated or saturated by surface or groundwater at a frequency and duration sufficient to support a prevalence of hydrophilic vegetation typically adapted for life in saturated soil conditions; and (3) Under normal circumstances support a prevalence of that vegetation. 17
