<br />discretion in detennining whether to accept ownership and maintenance of shared <br />parking facilities. Maintenance of public parking and other public facilities may be <br />accomplished through creation of a Downtown Service District and may include <br />maintenance assessments or user fees. <br /> <br />(5) The architectural design and exterior building materials used in connection <br />with any new or expanded use or structure shall be consistent with any architectural <br />design or aesthetic control requirements established by the Redevelopment Plan. The City <br />will engage the services of a consultant architect to assist with the review. The cost of <br />such services may be charged to the applicant. <br /> <br />(6) Stonnwater management will be accomplished through regional stonnwater <br />facilities. Construction of the stonnwater facilities may be accomplished through <br />coordinated private improvements and public improvements, and maintenance of the <br />stonnwater facilities may be accomplished through district-wide assessments and user <br />fees. Individual stonnwater improvements that are not part of the planned regional <br />stonnwater management facilities are not permitted in the M-l District. <br /> <br />~ <br /> <br />(Ord. 2d #3, adopted 5/10/06) <br />~~ 156.052 THROUGH 156.099 RESERVED FOR FUTURE EXPANSION. <br /> <br />GENERAL REGULATIONS <br /> <br />~ 156.100 LOT PROVISIONS. <br /> <br />(A) No lot of record shall be reduced in size below the district requirements in Table <br />One of Appendix A to this chapter. <br /> <br />(1) Table One shall state all setbacks that are specifically set forth by a provision <br />of this Code, otherwise all setbacks which are not defined by this Code are governed by <br />the Building Code. <br /> <br />(2) The minimum ground floor size of any residential building shall either no less <br />than 1,650 fmished square feet unless the total finished square feet of the structure is <br />equal to or in excess of a minimum of 1,650 finished square feet, in such a case the <br />minimum ground floor square footage stated in Table One may be used. The calculation <br />of ground floor size shall be as of the time when the building pennit is issued. <br /> <br />(8) An existing lot of record shall be deemed a buildable lot even though the lot area <br />and/or dimensions are less than those required for the district, provided as follows: <br /> <br />(1) Evidence must be presented that the lot in question met minimum <br />requirements for the division of property under ordinance regulations in effect at the time <br /> <br />32 <br /> <br />L_ <br />
