<br />City Council Meeting Minutes <br />September 9, 1992 <br />page six <br /> <br />Ken Vanderbeek, 6892 Centerville Road, proposed Realtor for the <br />development spoke before the City Council. He advised that the <br />perception of most builders is that Centerville is more a mobile <br />home park type atmosphere. He suggested that this could be from <br />the pre-fab in the Royal Meadows area or the type of buildings <br />that have been constructed in the past. He noted that builders <br />do not seem to want to build in the R-5 Zoning District. He <br />noted that he wants to make the project work and suggested that <br />it may be better to change the zoning to R-2A on both sides of <br />the street versus having two different types of homes facing each <br />other across the street. He noted that he is trying to establish <br />a market for R-5 zoning. He also noted that Lino Lakes is <br />obtaining a greater value due to the type of homes being built <br />(example Centerville has no basement lots). He noted that if <br />Centerville would like more R-5 and R-2 zoning, in his opinion, a <br />park and a pond were a must for the development. He did not want <br />to see a muck hole if a dry pond were to be proposed. He advised <br />that he would like this development to look a little bit better <br />and hoped to facilitate this with color coordination and brick <br />fronts. He noted in the development proposed that larger priced <br />homes would also be placed in the R-2A zone. He expressed <br />concern regarding the marketability of the project because this <br />type of development has not been done before in Centerville. <br /> <br />Mayor Buckbee advised that he agreed with some comments made by <br />audience members in that the development proposal may not be <br />creative enough. <br /> <br />Council member Burgstahler noted the property proposed for the <br />Acorn Creek Development may be one of the only pieces left in <br />Centerville with amenities. He would like to change the image in <br />Centerville, improve the housing style and issue an attractive <br />successful development. <br /> <br />Mr. Stewart noted the municipal sewer construction on the <br />proposed Acorn Creek development property to facilitate the <br />Center Hills Third Addition would not begin before October 1, <br />1992 for sewer installation. <br /> <br />Motion by Dario, second by Burgstahler to form <br />review the Acorn Creek Preliminary Plat and <br />Council with regard to an acceptable proposal; <br />this subcommittee shall be: <br />Council member Pelton. <br />Council member Burgstahler, <br />Gerald Rehbein. Developer, <br />Ken Vanderbeek. Realtor. <br />the proposed Builder for development. <br />and appropriate City Staff; <br /> <br />a subcommittee to <br />report back to the <br />persons to sit on <br />
