City Council Meeting Minutes May 13, 1992 Page eight industrial building on Lot 8, Block 1, Industrial Park. Mr. 50rg is currently a Centerville business person who will be expanding his business in the enlarged facility. Mr. Geretschlager made a brief presentation before the City Council regarding the site plan. The Clerk/Administrator noted the following items to be addressed: the property owner has requested a variance from Flood Plain Ordinance #33-A to allow him to place the lowest floor elevation of the building to be no more than one foot above the regulatory flood plain; the site is in a flood plain and a Rice Creek Watershed District permit or verification that no permit is required should be obtained; the site plan indicates that the bituminous areas in the parking and driving lanes shall be installed in the future the City Council should determine whether this is acceptable and if so it should be determined what the future is; the City Council should consider the Special Use Permit, which is required prior to the issuance of a building permit for the site plan; and it should be clarified as to whether the owner will be paying his water connection charge at the time of the issuance of the building permit, or would he petition to have this assessed to his property. Mr. Geretschlager advised that he would work with the Rice Creek Watershed District to obtain a permit or confirmation that a permit is not needed. He requested that the City allow him to keep the parking and driving lane areas as gravel until such time 21st Avenue is improved. He also noted that the water charge for the lot shall be paid at the time of building permit. Council member Wilharber noted that he would like to see the sidewalk on site plan installed at this time even if the driveway is done in the future. Motion by Pelton, second by Dario to approve a variance to Bob Sorg for Lot 8, Block 1, Centerville Industrial Park from Ordinance #33-A Flood Plain to allow the Noble Welding building lowest floor elevation to meet or exceed the elevation of 907.4, motion carried unanimously.
