<br />City Council Meeting Minutes <br />May 13, 1992 <br />Page eight <br /> <br />industrial building on Lot 8, Block 1, Industrial Park. <br /> <br />Mr. 50rg is currently a Centerville business person who will be <br />expanding his business in the enlarged facility. <br /> <br />Mr. Geretschlager made a brief presentation before the City <br />Council regarding the site plan. <br /> <br />The Clerk/Administrator noted the following items to be <br />addressed: <br />the property owner has requested a variance from Flood <br />Plain Ordinance #33-A to allow him to place the lowest <br />floor elevation of the building to be no more than one <br />foot above the regulatory flood plain; <br />the site is in a flood plain and a Rice Creek Watershed <br />District permit or verification that no permit is <br />required should be obtained; <br />the site plan indicates that the bituminous areas in <br />the parking and driving lanes shall be installed in the <br />future the City Council should determine whether <br />this is acceptable and if so it should be determined <br />what the future is; <br />the City Council should consider the Special Use <br />Permit, which is required prior to the issuance of a <br />building permit for the site plan; and <br />it should be clarified as to whether the owner will be <br />paying his water connection charge at the time of the <br />issuance of the building permit, or would he petition <br />to have this assessed to his property. <br /> <br />Mr. Geretschlager advised that he would work with the Rice Creek <br />Watershed District to obtain a permit or confirmation that a <br />permit is not needed. He requested that the City allow him to <br />keep the parking and driving lane areas as gravel until such time <br />21st Avenue is improved. He also noted that the water charge for <br />the lot shall be paid at the time of building permit. <br /> <br />Council member Wilharber noted that he would like to see the <br />sidewalk on site plan installed at this time even if the driveway <br />is done in the future. <br /> <br />Motion by Pelton, second by Dario to approve a variance to Bob <br />Sorg for Lot 8, Block 1, Centerville Industrial Park from <br />Ordinance #33-A Flood Plain to allow the Noble Welding building <br />lowest floor elevation to meet or exceed the elevation of 907.4, <br />motion carried unanimously. <br />
