<br />CC Meeting Minutes <br />Page Two <br />May 25, 1988 <br /> <br />-the Council recognizes that front footage on the portion of <br /> <br />the parcel to the west of the Convenience Store parcel <br />is 125 feet versus 150 feet, however, the 125 feet of <br />frontage is a part of a larger parcel of land, thus is <br />not in violation of Ordinance #4 regarding commercial <br />lot size; <br />-the City Clerk will send a letter to William Rehbein, owner <br />of the land from which the Convenience Store was split, <br />advising of the 125 feet frontage along Main Street and <br />that this is allowable as the parcel is attached to a <br />larger parcel and the owner will be restricted from <br />splitting and making the 125 foot frontage a separate <br />parcel, which would then be a substandard lot; <br />motion carried unanimously. <br /> <br />Motion by Neumann, second by Wilharber to: <br />-approve a Special Use Permit to Kenco Construction for the <br />construction of a Car Wash and gasoline pumps on the <br />property located at 1990 Main Street, contingent upon: <br />-DNR and Rice Creek Watershed approval, <br />-an acceptable landscape plan being submitted to <br />the City, <br />-submission of the line item for landscaping as <br />bid out for the project, of which a 150 <br />percent Letter of Credit will be supplied to <br />the City, <br />-a Special Use Permit is contingent upon <br />compliance with the proposed amendments to <br />and addition of Appendix A to Ordinance #4 of <br />the City of Centerville; <br />-exceptions shall be: <br />-developer shall not be required to comply with <br />Appendix A, Section A-6 - "No off-street parking <br />within 15 feet of any street right-of-way" or, <br />-Section A-12 - "Exterior of building will be the same <br />material on all 4 sides"; <br />-the City Council recognizes a 60 foot right-of-way along <br />County Road 14 (Main Street) and County Road 54 (20th <br />Avenue), as recommended by the Anoka County Highway <br />Department; <br />-the hours of operation for the gas pumps and the car wash <br />are from 5:30 a.m. to 11:00 p.m.; <br />-Kenco Construction, or future person(s) holding title to <br />the development, shall maintain the right-of-ways along <br />County Road 14 and County Road 54 (to include clean up <br />of debris); <br />-any future pumps to be put into the project shall require a <br />separate Special Use Permit which will be issued by the <br />City Council of the City of Centerville, if it deems <br />
