<br />mam. Several hundred feet also borders wetlands and Centerville Lake. At the west end, both <br /> <br />Peltier Lake and Centerville Lake are adjacent to the proposed water main, with no property to <br /> <br />assess. <br /> <br />It is felt that residential properties along CSAH 14 all receive equal benefit to connect to City <br />water. The "average" lot, that can't be further subdivided, should be counted as one parcel. The <br />large parcel south of the CSAH 14 - Peltier Lake Drive intersection would be divided into <br />"equivalent" lots, based on the average area and front footage of residential properties in the <br />area. The average front foot works out to 155 feet, so the large parcel gets 5 equivalent lots. <br /> <br />Waterworks Beach Club is zoned commercial and would receive significant benefit from the <br />new water main, since the building could be sprinklered. Based on previous assessments to <br />commercial properties for utility extensions, and the insurance benefit associated with sprinkling, <br />it is proposed to assign a $20,000 assessment to the Waterworks site. It would not be counted as <br />an equivalent lot in the calculation. <br /> <br />Using an "equivalent lot basis" for assessments, there are a total of 15 lots. The Shores <br />development is not included in the 15. Water service can be provided to each of the lots. <br /> <br />The City's policy in the past regarding oversized water mains, is to fund the difference in cost <br />between standard residential size main and the larger diameter pipe. Along CSAH 14, it is <br />necessary to extend 12" high density polyethylene pipe rather than 6 or 8" diameter pipe. The <br />approximate cost difference is $15.00 per lineal foot for water main and $500.00 each for gate <br />valves.
