<br />of the application with the city's comprehensive plan. zoning chapter, other policies and official <br />controls and the compatibility of the proposed action with existing area land uses, existing area <br />investments and neighborhood character, capacity of public streets and utilities and future planned land <br />uses. <br /> <br />(0) Exceptions. The city may waive certain submittal requirements for residential variance <br />applications, when it is determined that submittal requirements are not applicable or are not necessary <br />to complete a review of the proposed action. The .city may also waive certain submittal requirements <br />for other actions, when site plan information for the subject property has previously been submitted to <br />the city and may be more appropriately supplemented with new information. <br /> <br />1154.024 FINAL GRADING AND LANDSCAPING. <br /> <br />Lots in all districts shall be subject to the following: <br /> <br />(A) No occupancy permit shall be issued until the lot upon which the structure is constructed is <br />brought to finished grade as specified, except during inclement weather an escrow shall be deposited <br />with the city as appro~ed in the fee schedule; and <br /> <br />(B) Prior to issuance of the occupancy permit, the lot shall be landscaped in a manner which <br />prevents erosion due to wind or water. Extensions may be granted at the Building Official's discretion. <br /> <br />1154.025 BUILDING NUMBERS. <br /> <br />(A) Numbers required It shall be the duty of the owner, lessee or occupant of every house, <br />industrial, commercial or other building to have proper house or building numbers either by affixing to <br />the building numbers in metaI,glass, plastic or other durable material. The numbers shall not be less <br />than 6 inches in height, in a contrasting color to the base, and so placed to be easily seen from the <br />street. <br /> <br />(B) Alternative display. In those cases where the principal building is obscured from view from <br />the street of address by accessory buildings, trees, shrubbery or other visual obstruction, the numbers <br />shall be displayed from a permanent mounting on the property so that they are clearly visible from the <br />street of address. <br /> <br />DISTRICTSAND USE REGULATIONS <br /> <br />1154.035 GENERAL PROVISIONS. <br /> <br />(A) Zoning map. A map entitled Centerville Zoning Map is hereby adopted by reference and <br />declared to be part of this chapter as the official zoning map. This map shall be on permanent file and <br />available for public inspection in the City Hall. It shall be the responsibility of the Clerk! Administrator <br />to maintain and keep the map up to date and to record each amendment thereto within 30 days after <br />official publication of the ordinance adopting the amendment. <br /> <br />(B) Interpretation of the zoning map. Where due to the scale, lack of detail or illegibility of the <br />zoning map attached hereto, there is an uncertainty, contradiction or conflict as to the intended location <br /> <br />20 <br />
