If two (2) or more lots are in single ownership and if all or part <br />of the lots do not rlleet the width and area requirements of <br />this Ordinance, the contiguous lots shall be considered to be <br />an undivided parcel for the purpose of this Ordinance. <br /> <br />Division 30: Non:!ill..l]TOrmillgUses and Structures <br /> <br />Any structure or use existing upon the effective date of the adoption of this <br />Ordinance which does not conform to the provisions of tt1e Ordinance may be <br />continued subject to the following conditions: <br /> <br />A. The non-conforming use is not expanded or enlarged, except <br />in conformity with the provisions of this Ordinance; and <br /> <br />B. If a non..conforming use is discontinued or a non-conforming <br />structure is abandoned for a period of twelve ('12) months, <br />further use of the structure or property must conform to this <br />Ordinance; and <br /> <br />C. If a non-conforming use is replaced by another use, the new <br />use shall conform to this Ordinance; and <br /> <br />O. If a non-conforming use or structure is damaged by any <br />cause to the extent that repair or replacement costs exceed <br />fifty percent (50%) of the market value, the Lise or structure <br />may not be replaced or repaired except in conformity with this <br />Ordinance; and <br /> <br />E. Normal maintenance of a non-conforming structure is <br />permitted, including necessary non-structural repairs and <br />incidental alterations which do not extend or intensify the non- <br />conforming Lise. <br /> <br />Page 21 of82 <br />
