Within an R-Z District only the following uses arl <br /> <br />R-~ <br /> <br />(a) Uses permitted in the R-1 or R-1A District. <br />(b) Two-family detached dwellings. <br /> <br />1620.03 Permitted Conditional Uses. Within an R-Z District, a use permitted under <br />Subsection 1615.03 is permitted only if a conditional use permit has been issued for that <br />use by the eit)' Council. <br /> <br />1620.04 Accesso'Q' Uses. Subject to the provisions of Section 1650, the accessory uses <br />permitted in the R-1 and R-1A District are permitted in the R-2 District. <br /> <br />1620.05 Dimensional Rliliulations. <br /> <br />Subd. 1. Height. No dwelling may exceed 25 feet in height or contain more than <br />two stories. <br /> <br />Subd. 2. Area and Width. No dwelling may be constructed or placed or built on <br />(a) an interior lot of less than 12,000 square feet or less than 85 feet in width at the <br />building setback line, or (b) a comer lot of less than 14,000 square feet or les5 than <br />100 feet in width at the building setback line. <br /> <br />Subd. 3. Floor Area Ratio. The floor area ratio within the R-2 District may not <br />exceed 0.3. <br /> <br />Subd. 4. Minimum Floor Areas. Each dwelling must contain the following <br />minimum floor areas on the first floor: <br /> <br />One story dwellings <br />One and one-half story dwellings <br />Two story dwellings <br /> <br />850 sq. ft. <br />800 sq. ft. <br />700 sq. ft <br /> <br />Subd. 5. Front Vard. The front yard must have a depth equal to the greater of 30 <br />feet or a distance equal to the average of the front yard depths of the two adjacent <br />lots. <br /> <br />Subd.6. Side Yards, Dwellings must have two side yards the combined <br />width of which is at least 15 feet, and each side yard must be at least 5 feet <br />wide. A side yard adjacent to a street must be at least 30 feet wide. <br /> <br />Subd. 7. Rear Yard. The rear yard must have a depth equai to the greater of 20% 'Of <br />the depth of the entire lot or 25 feet. <br /> <br />Subd. 8, Lot Coveraije. The lot coverage may not exceed 35%. <br /> <br />Su.bd. 9. General Rei).llations. Property in the R-2 District is also subject to the <br />provisions of Section 1650. <br /> <br />16-17 <br />
