<br />HENRY VOTEL & TOM KELLER <br />2150 3rd Street, St. Paul, MN 55110 <br />651-426-1610 <br /> <br />November 26, 2002 <br /> <br />Ms. Kim Moore-Sykes <br />City Administrator <br />CITY OF CENTERVILLE <br />1880 Main Street <br />Centerville, MN 55038 <br /> <br />Re: Review Meeting prior to Special Use Permit Public Hearing. <br /> <br />Dear Kim, <br /> <br />As discussed today and following our Sketch Plan presentation at the City Planning <br />Commission on November 12th we have prepared information required for application. <br />public hearing and determination on a required special use permit for a self storage/mini <br />storage facility on Fairview Street; East of 20th Avenue N., aka: C. R. No. 54. <br /> <br />The subject site is a four acre parcel of industrial zoned land within property owned by R & <br />R Leasing, Inc. See attached maps for exact location. <br /> <br />We discussed and are fully aware that R & R Leasing, Inc. is in the process 6f platting this <br />site and that certain matters regarding partially installed Fairview Street remain to be <br />resolved. We understand that the platting and road matters must be resolved before we <br />could start any construction in Spring 2003. <br /> <br />However, given the lead time involved for building design, construction planning and a <br />multitude of other things that are involved before we could start any construction we desire <br />to simultaneously process our permit application as the platting and road activities are <br />mitigated. We understand these would be conditions under an SUP. <br /> <br />We have investigated the other governing agency matters normally involved for such <br />proposed development. Those activities include designing a plan that meets City/State <br />building codes, has the required SUP details and we are in process of meeting with Rice <br />Creek Watershed District, the City's Consulting Engineer as well as others. Based on our <br />familiarity with development requirements we expect that by the public hearing date in <br />January 2003 we will have feedback from them positive to our development plans. <br /> <br />Therefore at the Planning Commission Meeting on December 3rd we appreciate the <br />opportunity to update and detail our activity to the Planning Commission before we <br />schedule the Public Hearing. <br /> <br /> <br />~~ {/~ <br /> <br />For Henry Votel & Tom Keller <br />
