<br />City of Centerville <br />Planning & Zoning Commission <br />August 2, 2005 <br /> <br />Chair Hanson asked whether the fence encroaching into the drainage and utility easement <br />is an issue. <br /> <br />City Administrator Larson indicated the parking lot is being shortened so the fence will <br />be brought back out of the easement when that is done. <br /> <br />Motion bv Commissioner Klennert Hunt. s<<onded bv Commissioner Wood to <br />recommend aooroval of the Site Plan Review for 2005 Gatewav Circle continl!ent <br />uoon Rice Creek Watershed aooroval and ensurinl! that the drainal!e easement at <br />the back of the orooertv is within the Ordinance standards. All in favor. Motion <br />carried unanimouslv. <br /> <br />2. Site Plan Review for 6805 - 20th Avenue <br /> <br />Mr. Ray Olson of B&R Properties appeared before the Commission and revieWed his <br />proposed building. <br /> <br />Mr. Olson indicated they are a logistics company that arranges shipments for some larger <br />companies so he will occupy three bays of the building himself with his employees. Mr. <br />Olson noted he has recently rented property to store his vehicles in a different location <br />making the activities up here all office related. <br /> <br />Mr. Olson indicated he would like to run his custom container company out of the back <br />part of the property. He then said that he would like to reapply for storage of containers <br />on the back of this property until the City determines it is unsightly or unwanted. <br /> <br />Mr. Olson indicated that they want to operate out of the building they are in while <br />constructing the new building and would like to keep the shop building for four to five <br />years and then will take it down, as it is an eye sore. He then said that he would like to <br />develop the site into two buildings or maybe three if possible on the site. <br /> <br />Chair Hanson asked whether there would be any ponding issues for this property. <br /> <br />City Administrator Larson indicated that Rice Creek will make the ponding <br />determination for the site. <br /> <br />City Administrator Larson asked for clarification on parking, as it does not seem to match <br />the Code requirements as proposed. <br /> <br />Mr. Olson's assistant indicated that proof of parking is being shown. <br /> <br />City Administrator Larson indicated that they would need 100 stalls but are only <br />providing 36 and identified space for 72 without contemplating the second phase. <br /> <br />Mr. Olson's assistant indicated he would have to verify that with the architect and <br />respond to Staff on it. <br /> <br />Page 3 of6 <br />
