• <br /> Rationale for plan <br /> • Creating a turnaround driveway with "entrance only" and "exit only" access points will <br /> control the flow of traffic <br /> • Multiple inbound loads of lumber could wait "in line" on the new "entrance only" <br /> driveway, safely off of CSAH 14 <br /> • No trucks would ever back out onto CSAH 14 <br /> • Proposed pavement will tie into future plan for development of lot #6 (see Northern <br /> Forest Products " Expansion plan" sketch) <br /> Rice Creek Watershed Comments <br /> Both items per June 28, 1998 letter from Rice Creek have been addressed in Landform <br /> Engineering Company's site /grading plan. <br /> Anoka County Highway Comments <br /> I will address each of the comments per the July 14, 1998 letter from the Anoka county <br /> Highway Department (refer to 7 indented paragraphs): <br /> Paragraph 1 - Why the additional 10 feet of right -of -way adjacent to CSAH 14 did <br /> not occur when lot #5 was developed would have been discussed at that time by our <br /> general contractor, Greystone Construction, and the city engineer or other city officials. I <br /> cannot recall why this did not occur. I feel that the additional 10 feet requested with <br /> respect to lot #6 development can be incorporated in our plans. <br /> Paragraph 2 - Similar to paragraph 1 above, the placement of the current lot #5 <br /> access was discussed between our contractor and city representatives. I personally did not <br /> have any reason for desiring the access to begin at 50'6" versus the recommended 30' <br /> from the east line and do not recall why this transpired. Access to lot #6 would be within <br /> the 30 feet recommended by Anoka County. <br /> Paragraph 3 - It is my understanding that a few or several site plans for <br /> development of Centerville Business Park have been proposed, and nothing is definite at <br /> this time. <br /> page 2 <br />
