The Church of St. Genevieve is also an abutting <br /> property owner. <br /> The Planning and Zoning Commission discussed the proposed sketch <br /> plan submitted by the Hansens_ Some of the items discussed were: <br /> - The width of the proposed split lots abutting <br /> Centerville Lake appear to be less 100" feet; <br /> - If the parcel was split, the square footage <br /> requirements for single family dwelling in the R2 <br /> Zoning District would be meet; <br /> The shared access; <br /> Setback requirements for the proposed homes; <br /> Creation of non - conforming lots which could lead to <br /> additional variances in the future_ <br /> Mayor Buckbee questioned if there were other areas in the City <br /> with shared driveways_ <br /> The Planning and Zoning Commission gave as examples: LaValle <br /> Drive and the Lundblad /Schoberlein properties_ <br /> Chairperson Tourville noted that the buildable terrain of the lot <br /> may be limited. <br /> Commission member LaMotte expressed concern with the width of the <br /> lots not meeting the minimum requirements, although the square <br /> footage requirement is met_ <br /> Chairperson Tourville noted that there are 75' lots within the R2 <br /> Zoning District and gave the properties at: 7082 Progress Road <br /> and 7086 Progress Road as examples. <br /> Commission Welk questioned how wide the street right -of -way is on <br /> the unimproved portion of Sorel Street. Commission member Welk <br /> noted that if Sorel Street was vacated it may lessen the need for <br /> variances. <br /> Chairperson Tourville noted that it could be an opportune time <br /> for the City to vacate that portion of Sorel Street. <br /> Commission Welk noted that if the City had a need for that <br /> portion of Sorel Street it would have been paved. <br /> Sanna Buckbee, Assistant City Clerk, noted that Gunnar Pettersen, <br /> Building Inspector, had expressed concerns regarding the Hansen's <br /> proposal_ Mr. Pettersen appeared to be concerned with what <br /> portion of the lot is to be considered the rear, front and side <br /> yards. Mr. Pettersen expressed that if the Planning and Zoning <br /> Commission appeared to be in favor of the lot split, that there <br /> should be specific direction given to the Building Inspector_ <br />
