• <br /> • <br /> P &Z MEETING MINUTES <br /> JUNE 1, 1993 <br /> PAGE TWO <br /> Chairperson Tourville noted that there are several old fifty (50) <br /> foot wide lots in the City_ The current ordinance requires that <br /> if two or more lots are under the same ownership, they must be • <br /> combined_ Chairperson Tourville noted that Table B -- SCHEDULE OF <br /> DISTRICT REGULATIONS -- MINIMUM GROUND FLOOR AREA OF STRUCTURES <br /> was amended in 1990 increasing the minimum ground floor area <br /> requirement to 1050 square feet_ Chairperson Tourville noted <br /> that sooner or later the City may need to address the older fifty <br /> (50) foot lots within the City. Chairperson Tourville noted that <br /> some variances will need to be granted_ Chairperson Tourville <br /> noted that a variance was granted on June 11, 1986 regarding the <br /> setback of the west property line (off Progress Road; of the west <br /> one third of lots 7, 8 and 9, Block 2 in Centerville be no closer <br /> • than. sixteen (16) feet to that property line_ <br /> Commission member Vermeulen noted that she did not have a big • <br /> problem with granting the variance. Ms. Vermeulen expressed that <br /> • <br /> it was her opinion that the intent of the amendment to the <br /> ordinance was to be more directed towards new developments. Ms_ <br /> Vermeulen noted that the older existing lots should be handled on <br /> a case by case basis. <br /> Commission member Welk noted that in her opinion that it may be <br /> more appropriate for a small lot to have a smaller house versus a <br /> larger house. Ms. Welk noted that all of the older lots are not <br /> necessarily the same, and should be handled on a case by case <br /> basis. <br /> Chairperson Tourville noted that some exceptions need to be <br /> applied to the lots platted fifty or so years ago_ Chairperson <br /> Tourville noted that Mr_ Wanless is meeting the setback <br /> requirements, the twenty four (24) foot width minimum and appears <br /> to have plenty of room off of the County Road. <br /> Chairperson Tourville noted that a letter from Mary Jo <br /> Helmbrecht, 1745 Main Street, opposing the variance was received. <br /> A copy of the letter from Mary Jo Helmbrecht is attached to and <br /> made a part of these minutes. <br /> Motion by Tourville, second by Welk to adjourn the public <br /> hearing, motion carried unanimously_ Public hearing adjourned <br /> 7 :40 p.m. <br /> CALL TO ORDER REGULAR MEETING: <br /> Pursuant to due call and notice thereof the Planning and Zoning <br /> Commission of the City of Centerville held their regular meeting <br /> on Tuesday, June 1, 1993 at the City Hall.
